Facey Medical Group wanted to increase access and improve the level of care for a diverse patient pool in the Mission Hills community of Los Angeles. With two existing facilities in the area already, Facey had a number of options to consider. To move forward with changes, Facey would need support confronting challenges like:

  1. Expand, renovate, or consolidate—what plan of action would best serve the organization and the community?
  2. What strategies would be the most effective for keeping overhead in line with the changing costs of healthcare?
  3. How could Facey invigorate its presence and brand in the community?


Based on prior successful projects together, Facey engaged ERDMAN to assist with improving its operations in Missions Hills. ERDMAN conducted an in-depth market study along with facility condition assessments and operational audits on Facey’s existing clinics. Simulation models were also tested for operational efficiency at a single new facility. Facey ultimately chose to consolidate its Mission Hills services into a single state-of-the art, energy efficient flagship clinic. To design and construct the new facility, ERDMAN collaborated with Facey to provide solutions that included:

  1. Identifying an urban, centrally located new site to improve Facey’s presence
  2. Focusing on long-term life-cycle value for a high volume facility, which meant selecting durable materials
  3. Improving upon the inefficiencies in the original facilities, including the numerous reception areas and poor way-finding paths
  4. Incorporating the operational and programming needs of the various departments into the new facility’s design
  5. Creating spaces conducive to team-based, preventive healthcare
  6. Designing building features to meet Facey’s goal of a LEED Silver certified building
  7. Employing BIM to communicate design concepts, allowing a timely decision-making process
  8. Evoking the mission style aesthetic popular in the area with features such as characteristic archways, floor patterns reminiscent of Spanish tile, and exteriors emulating stucco walls and clay tile roofs

Today, the new three-story clinic prominently conveys a community-focused brand to the residents of Mission Hills. Facey Medical Clinic has improved the patient experience, and Facey’s initial goals for patient growth have been achieved.
